Local conditions
Homes and conditions in Sydney CBD
The ABS counts Sydney CBD within its Sydney locality. There, under 1% of occupied private dwellings are separate houses, 0% are semis, terraces or townhouses, and 99% are flats or apartments.
Almost all of those flats — 94% of them — sit in blocks of nine storeys or more. In towers that tall the cooling is usually part of the building's own plant: chilled water or a VRV/VRF system running off a central riser, maintained under a building contract rather than owned by any one apartment. The practical question for a resident is normally who to report a fault to, not what to install.

What kind of air conditioning suits homes in Sydney CBD?
ABS Census 2021 counted under 1% of occupied dwellings in Sydney as separate houses, 0% as semis, terraces or townhouses, and 99% as flats or apartments. 94% of those flats are in blocks of nine storeys or more, so most cooling here is part of the building's own plant — chilled water or a central VRV/VRF system — rather than a unit an owner buys and installs. Work in that setting is normally arranged through the building manager or strata.

BES Air Conditioning & Refrigeration installs split system air conditioning in Sydney CBD — wall mounted, floor console, bulkhead, ceiling cassette and under ceiling units, plus multi splits where several rooms run from one outdoor unit.
